Ft Lauderdale Short Sales

After completing many successful Fort Lauderdale short sales the team at Eric Miller and Associates finds it hard to believe that anyone, primary home owner, or investor would allow their home to go to foreclosure without attempting  a short sale, a foreclosure defense or a combination of the two. With that being said it appears over and over again that the word is not getting out that Ft Lauderdale Short Sales do work, and walking away from your home is not the best alternative, nor is it as simple as the name applies “walking away”. It is very possible that “walking away” may just be delaying a problem that can come back to haunt you years from now.

In Ft Lauderdale Real Estate, almost daily we hear about people who face the upside down equity situation on their Ft Lauderdale Area Homes or Condos with the walk away approach. They have relied on some incorrect information and now are faced with a much more difficult situation, often a situation where time to plan accordingly is no longer on their side. A long time ago we spoke to a home owner whose work situation had changed, and was going through a divorce. He planned on short selling his home but needed time to work out some other affairs. As Certified Distressed Property Experts we suggested that he start the dialogue with his bank, and do his best to keep his homeowners association dues current. If you are in a Homeowners association or a condominium staying current on your monthly dues is important.  We suggested that he get the property on the market as soon as possible. Unfortunately he did receive from other advice, which said “he had plenty of time”. He ignored notice after notice, and called us on Saturday morning with an eviction notice on his door knowing he could count on us for the correct information and a quick response.

We stopped everything ran to our computers and found that sure enough, his homeowners association had decided to foreclose. They had gone through all the proper notices and court dates, all of which were ignored, by an advisors poor recommendation. Now a deadline of just 3 days away is sitting between eviction and his family.  We immediately attempted to contact a Fort Lauderdale Real Estate attorney to see if there is anything that can be done, but the weekend is here, and it is unlikely we will know anything until Monday when the eviction time will be 12 hours away.
