Villas of Harbor Isles Condominium, Dania Beach, Florida

 

Eric Miller and Associates of Keller Williams Realty Professioanls Fort Lauderdale is please to announce that they have closed and completed a short sale at Villas of Harbor Isles Condo. This short sale did involve the negotation of mortgages with two banks. The condominium association was paid completely, and the entire deal was a win-win for the seller, the buyer, the bank, and the community. The condominium which sold for $325,000 in 2005, sold as a short sale for $149,901. Short Sales like this are truely helping to stablize the Fort Lauderdale Real Estate market, as they serve to avoid the lenghty process of foreclosurer.

Federal Flood Insurance Update

As of Friday the House of Representative voted to overhaul the federal program which provides flood insurance to many owners of Fort Lauderdale Real Estate.  Over the last few weeks many buyers of area properties were unable to get flood insurance through the federal program and were limited to other often more expensive sources. The change in the program could result in higher premiums for high risk areas that have flooded before. The senate still needs to address the changes and even though buyers will be able to obtain insurance through the program shortly, once again the solution is temporary and will need to be funded again by the federal government.

Its Sunday Morning June 27th, the weather in Ft. Lauderdale is warm and all is calm in the Fort Lauderdale Real Estate Market. As ususal I am on my computer very early trying to be just a little bit a head of my competitors as I investigate the activities of the night before. Was it all quiet in the Ft. We have all heard over and over again that "short sales don't work", "they never close", "banks don't approve them", and my personal favorite, "I'm going to lose the house anyway so why even try".

I can always seem to find a buyer of Fort Lauderale Real Estate willing to tell the story of the Ft. Lauderdale Short Sale he tried to buy that just did not happen. Anyone who reads my blog posts knows that I have remained optomistic about the real estate market in South Floirda for many months. About 4 monhts back we started to see some trends in the FT. Lauderdale Real Estate market that indicated our market had bottomed out.

Notice I say trends because the timing of the real estate market, with every property and transacton being unique,  would be totally impossible. There is never going to be point where we can say definitely that a certain time and date represented the bottom of the Fort Lauderdale Real Estate market, no matter how hard the media tries.

Over the last few years the real estate market can be viewed as the perfect storm. Bad loans started to surface, too many sellers became landlords and investors assuming the market could only go up, and the economy tanked, these and numerous other occurrences, not to forget 9/11 simply changed the world as we knew it and along with it our real estate markets.

No real estate was excluded from this price correction. Sorry even you had the most special kitchen cabinets in the world chances are your home went down in value as well.

Talk all over the media about real estate at the bottom, as if a line has been drawn in the sand and all areas of our country are the same. I find this amazing. If they were all capable of making perfect timing decisions they all would have bought Microsoft stock 30 years ago, and been long retired, very wealthy. Here we go again, a new real estate cycle visable on every corner that will lead us to the next cycle. Who said the next cycle of dropping real estate prices had to be rising real estate prices. All over Fort Lauderdale rental housing is being built, weve been down this road  before. When sales fall off, people start renting, rents go up, and builders build new rentals, when sales start to rise they convert them to condos and sell out, and we get to start all over.
