Thinking of Selling Your Fort Lauderdale Home or Condominium, please remember you are about to enter a local beautiful contest in the pre-qualification round.

There are some simple things you can do once you have decided to place your home on the market that will help you sell you home. These are hard things to discuss as we all live differently. However, once you have decided to sell, its time to compete with other sellers in the Fort Lauderdale Real Estate market for the buyers attention. Every contestant gets a little help winning their first beauty contest and that's exactly what we are doing.

The reason I decided to write this story today is I went out buyers ( judges ) all day yesterday, looking at Fort Lauderdale Homes for Sale,  and each and everyone of these came up at one point or another. So I guess I will call this,

 "10 - No-no's When trying to sell your home, that really caused a buyer to turn away"

1) Do not leave shoes at your front door, it is not a sign telling a buyer to remove theirs, and they usually smell never making a good first impression.

2) If your front door doesn't work properly, fix it. Don't have your realtor write on the listing "front door sticks bang hard". 

3) If you have plants or anything else blocking the entry to your front door, yes even a huge dusty palm tree in a condominium, move it. Nobody wants to have to dance around clutter to enter a home.

4) Look at your front door; if it needs paint, or any repairs at all take care of it, this is the moment of first impression where you can lose the beauty contest.

5) Bring out a plumber and electrician to take care of any little things that has existed for years never bothered you, but a buyer may see. If a switch is in upside down putting a "on" sticker on the top is not good.

6) Never show a room with no flooring, if you removed it because it was damaged, put something clean in. Asking a buyer to walk around uncovered tack strips is not a good thing to do.

7) Running a home business or working from home, hide it, for many people this will become a source of curiousity, and maybe give a negative impression about the building or neighborhood.

8) Clean up your closets, they are going to be opened, adding even an inexpensive closet system will help. A messy closet sends the message that the property is too small.

9) Make sure all light bulbs work - visualize a buyer looking at a dining room light fixture with two bulbs out, "I bet they are desperate sellers",  may be their interpretation, why risk it ?

10) Last but not least, a professional spring cleaning day including touch up of paint will be the best investment you could make.
