Fort Lauderdale Real Estate is getting a great deal of media attention these days. Normally what is one of our quietest months of the years we are finding our appointment calendars booked with buyers looking for their dream homes. Most will find an incredible deal and we will be presenting two offers today. Unfortunately for some that dream is not about buying a great piece of Fort Lauderdale Real Estate, it ia only about buying a Foreclosed Fort Lauderdale Property. The dream includes the property being on, or close to the beach. The Fort Lauderdale Real Estate dream then includes a price they heard "somewhere" thta caused them to buy a plane ticket. Afterall it is natural to run to paradise when you think all the properties in the area suddenly in foreclosurer and nobody wants them, I am sure you have just sensed my sarcasms. I sincerely don't blame the consumer I too have heard the stories and each time I do, I run to my computer on behalf of my buyers to see if the implied property with the implied price really exists.

Today's blog entry on Fort Lauderdale Real Estate for Sunday, September 12, 2001 will be necessarily short. It will be about the 21 condominiums units currently listed East of the Intracoastal from Port Everglades to Pompano. Maybe   one is just what you are looking for and if it as always we are here to help. But for today, you will have the facts, 21 foreclosed condominiums for sale in the area of Fort Lauderdale Beach.

Two are in the Vue Condominium on the 3rd and 4th floor, a great building which will have a great future once a legal battle is settled, right now there is little to no mortgage financing available in the building.

Three are in the Village of Harbor Beach, and are studio or one bedrooms, this condominium is just over the 17th Street Bridge a bit of a walk to the beach but a great place if you need an inexpensive runaway.

One is in the Tides at Bridgeside Square a three bedroom unit listed for $305,000 and already has offers on it, similar units not owned by a bank have recently been priced from from $290,000 to $335,000. The one currently for sale does need some renovation work,

The next condo listed at the Taryton, a small canal front building, states clearly in the listing, "Multiple Offers expected present your highest and best", in other words at $136,375 for this small two bedroom unit the bank is planning to create a bidding contest, by the way the current tax value is $185,000. If your looking for a runaway and are willing to do some updating this Ft. Lauderdale Condominium maybe the perfect spot.

Five,  Fort Lauderdale Condominium units listed are in Ft. Lauderdale Condominium Hotels, financing is limited and this more an investment in a hotel suite that will hopefully be rented out when you are not there. For some investors condominium hotel are the perfect investment these days at these prices and if these are right for you they are available at incredible prices.  

The next unit is has been on the market since May. At an original asking prcie of $409,000 it has now seen two price reductions, it is currently listed for $348,900, a price that is getting very close to a price that I would call a great deal, this unit is in the Park Tower which is a fully renovated building.

A small two bedroom unit at the Ocean Garden condo has been reduced to $103,900. This small two story building is a great buy for someone wanting a simple place ot stay near the beach.

Two blocks from the beach there is a small two bedroom in the Nautical Tower that was built in 1974and is listed for $139,900.

A two bedroom is available at Le Cercle for $89,900 a great deal for these smaller units in this beach area building. The currently tax value of this unit is approxiamtley $116,000.

There are two luxury units available at La Rive for $449,000, and L'Hermitage for $625,800 ( 1537 sq. feet ) both units we we have been told will need some work.

We round off our 21 Ft. Lauderdale Foreclosurers with a one bedroom at the Galt Ocean Club for $159,900, a two bedroom at the Frances Terrace a two story building built in 1969 listed for $159,900, and a 1200 square foot two bedroom at the Bayshore Embassy for $144,900.
